Aldersbrook and Lake House Conservation Area Article 4 Directions

At a Cabinet meeting on 10 September 2020 Members agreed the use of an Article 4 Direction - a legal planning document that removes permitted development rights requiring planning permission for permitted works - in the Aldersbrook and Lake House Conservation Area.

On 2 November 2020 the Council served, and is currently consulting on, an Immediate and Non-Immediate Article 4 Directions in the Conservation Area, under Article 4(1) of the Town and Country Planning (General Permitted Development) (England) Order 2015. This means that certain alterations to properties in the Conservation Area will require planning permission. A 6-week consultation on the Article 4 Directions began on 2 November and will continue until 14 December 2020. Cabinet will decide which Article 4 Direction will be confirmed (made permanent) at a meeting on 12 January 2021. The Council has taken this measure to protect the special character of the Aldersbrook & Lake House Conservation Area, which is one of the most noteworthy examples in the borough. The Article 4 Direction will mean that planning permission will be required for replacing roof covering; installing roof lights; installing solar panels on roof; painting the front wall of the house; replacing windows; new porches, demolition of external porches, and infilling of a recessed porch; removing boundary walls; laying hardstanding in, or the paving over of, front gardens, and installing drop kerbs.

The closing date for comments is Monday 14 December 2020. All comments will be reported to Cabinet on 12 January 2021.
